Property Terms & Conditions

Cancellation Policy

  • Please check the cancellation terms on your booking, as they may differ depending on the rate. By confirming your reservation, you agree to these terms.

  • Except for force majeure (such as natural disasters, fire, government travel restrictions, or similar events), cancellations, no-shows, or early check-outs are non-refundable.

Prices and Taxes

  • Peak Season: March; July - August; December - January

  • All prices are quoted in Indonesian Rupiah (IDR) per room per night and are exclusive of applicable government taxes and platform service fee.

  • Prices are subject to availability and can change without notification due to availability, fluctuations in charges and currency.

  • Blackout/special event periods may apply.

Group Reservation - Buyout

  • A reservation covering all villas, multiple villas, or the entire property (“Full Property Booking”) is for accommodation purposes only and does not constitute exclusive authorization to use the property for events, gatherings, commercial activities, or any purpose other than the accommodation of registered guests.

  • Registered Guests & Occupancy
    Only guests registered under the reservation are permitted to stay at the property. Booking all villas does not waive or increase the maximum occupancy applicable to each villa or the property as a whole.

  • Visitors & Unregistered Guests
    Outside visitors or unregistered guests are not permitted as part of a Full Property Booking unless approved in writing by Moon Villas in advance. Any unauthorized or additional person may be charged IDR 1,000,000 per person, per occurrence. Payment of this charge does not grant permission to exceed the maximum occupancy.

  • Parties, Events & Gatherings
    Parties, events, gatherings, celebrations, commercial activities, or similar uses of the property are prohibited unless expressly approved in writing by Moon Villas before the activity takes place.

  • Special Use & Property Setup
    Any intended changes to the normal use or setup of the property—including decorations, moving or rearranging furniture, professional photography or filming, production activities, equipment installation, or organized gatherings—must be disclosed and approved in writing before booking.

  • Approval of the reservation itself does not constitute approval of any special use or activity.

  • Requests Made After Booking
    Requests disclosed only after a reservation has been confirmed are subject to approval and may be refused. A guest’s decision not to proceed with the stay because a subsequently disclosed request is refused does not entitle the guest to a refund outside the applicable cancellation policy.

  • Right to Refuse or Stop Activities
    Moon Villas may refuse, restrict, or immediately stop any activity that may cause property damage, excessive noise, safety concerns, operational disruption, excessive cleaning, additional costs, disturbance to other guests or neighbors, or other unreasonable risk to the property.

  • Violation of This Policy
    In the event of a serious or repeated violation, Moon Villas reserves the right, subject to applicable law, to refuse entry, require unauthorized persons to leave, terminate the stay, and require the registered guests to vacate the property. Where termination results from a guest’s violation of these Terms, unused nights will not be refundable.

  • Guests are responsible for all additional costs, damage, cleaning, or other charges resulting from unauthorized use of the property.

  • By completing a Full Property Booking, the registered guest acknowledges and accepts that the property remains subject to all Moon Villas House Rules, occupancy limits, visitor policies, and Terms & Conditions.

Guest Responsibility Clause

  • The registered guest is responsible for all visitors they invite or permit to enter the property.

  • Visitors must comply with all Moon Villas Terms & Conditions, House Rules, security procedures, and visitor registration requirements.

  • The registered guest is responsible for any damage, loss, disturbance, additional costs, or policy violations caused by their visitors.

  • Moon Villas is not responsible for incidents, injuries, losses, or claims arising from a visitor’s actions or conduct, except where liability cannot be excluded under applicable law.

  • Unregistered visitors, visitors who refuse to provide required identification, or visitors who violate property policies may be denied entry or required to leave immediately.

  • Any charges resulting from a visitor’s actions or violations will be the responsibility of the registered guest.

Facilities and Services

  • Moon Villas makes reasonable efforts to ensure that all descriptions, photos, facilities, and amenities are accurate and up to date. However:

  • Facilities and amenities may be changed, upgraded, replaced, temporarily unavailable, or closed for maintenance, repairs, safety, operational requirements, or circumstances beyond our reasonable control.

  • Amenities vary by villa type. An amenity shown or described for one villa does not mean that it is available in all villas.

  • If a specific facility or amenity is essential to your stay, please confirm its availability with Moon Villas before booking.

  • Temporary unavailability or changes to non-essential facilities or amenities do not automatically entitle guests to a refund, cancellation, compensation, or rate reduction.

  • Where reasonably possible, Moon Villas will inform affected guests of any significant change that materially impacts their reservation.

Guest Safety, Personal Belongings & Liability

  • Guests must exercise reasonable care when using the villa and its facilities, including swimming pools, plunge pools, stairs, balconies, bathrooms, kitchens, and outdoor areas.

  • Guests must comply with all safety instructions, warning signs, these Terms & Conditions, and the Property’s House Rules.

  • Guests must promptly notify Management of any condition that may present a safety risk, including water leaks, electrical problems, damaged equipment, slippery surfaces, structural damage, or malfunctioning facilities. Guests must not use any affected area, equipment, or facility until it has been inspected or confirmed safe by Management.

  • The registered guest is responsible for the conduct and reasonable supervision of all occupants and visitors they permit onto the property, including ensuring their compliance with applicable safety instructions and House Rules.

  • Guests are responsible for securing their personal belongings during their stay and are encouraged to keep valuables in the in-room safe box. Moon Villas is not responsible for the loss, theft, or damage of cash, jewelry, electronics, luggage, or other personal belongings, except where directly caused by the proven negligence or misconduct of Moon Villas or its staff.

  • To the extent permitted by applicable Indonesian law, Moon Villas is not liable for injury, loss, or damage resulting from a guest’s or visitor’s negligence, misuse of the property or its facilities, failure to follow safety instructions, prohibited conduct, or violation of these Terms & Conditions or the House Rules.

  • Nothing in these Terms & Conditions excludes or limits any liability that cannot lawfully be excluded or limited under the laws and regulations of the Republic of Indonesia.

 Force Majeure

  • Neither Moon Villas nor the guest shall be liable for any failure or delay in performing their obligations under this Agreement where such failure or delay is directly caused by an event beyond the reasonable control of the affected party and is not caused or contributed to by that party’s act, omission, negligence, or misconduct.

  • Force Majeure events may include, but are not limited to:

  • Earthquake, flood, tsunami, volcanic eruption, landslide, severe storm, or other natural disaster;

  • Fire, explosion, or a similar incident not caused or contributed to by the affected party;

  • War, terrorism, civil unrest, riots, or widespread public disturbance;

  • Epidemic, pandemic, or other public-health emergency;

  • Government orders, mandatory evacuation, closure, restriction, or change in law or regulation;

  • Major failure or interruption of public electricity, water, telecommunications, internet, or other essential infrastructure beyond the reasonable control of Moon Villas;

  • Any other comparable event beyond the reasonable control of the affected party.

  • The affected party must notify the other party as soon as reasonably practicable and take reasonable steps to minimize the effects of the Force Majeure event.

  • If a Force Majeure event temporarily affects the normal operation or use of the villa, Moon Villas may suspend affected services or take reasonable measures necessary to protect the safety of guests, staff, and the property.

  • If a Force Majeure event directly affects Moon Villas and makes the villa unsafe, uninhabitable, inaccessible, or legally unavailable for accommodation, Moon Villas may cancel, suspend, or terminate the affected reservation. Any refund, credit, or adjustment for accommodation that Moon Villas is unable to provide shall be handled in accordance with this Agreement and the applicable laws and regulations of the Republic of Indonesia.

  • A Force Majeure event affecting the guest’s travel arrangements, including flight cancellation or delay, airport closure or disruption, volcanic ash disruption, road closure, transportation disruption, or inability to travel to Bali, does not by itself entitle the guest to a refund, cancellation, rescheduling, or modification of the reservation where Moon Villas remains open, safe, and able to provide the reserved accommodation. In such circumstances, the cancellation, refund, and rescheduling terms applicable to the reservation shall continue to apply.

  • To the extent permitted by the laws and regulations of the Republic of Indonesia, Moon Villas shall not be responsible for indirect or consequential losses or expenses arising from a Force Majeure event, including alternative accommodation, transportation costs, flight changes, missed travel arrangements, loss of income, or other personal expenses.

  • Force Majeure does not include any event caused or contributed to by the guest, any registered occupant, or visitor through negligence, misuse, intentional conduct, or violation of this Agreement or the House Rules. Any resulting loss, damage, fire, flooding, or other damage to the property shall remain the responsibility of the guest.

 Guest Liability & Damage

  • The guest is responsible for any loss or damage to the villa, its contents, facilities, equipment, or surrounding property caused by the guest, any registered occupant, or any visitor during the stay, whether through negligence, misuse, intentional conduct, or violation of this Agreement or the House Rules.

  • This includes, but is not limited to, damage resulting from:

  • Fire, smoking, vaping, candles, incense, or other open flames;

  • Improper or unattended use of cooking appliances or electrical equipment;

  • Flooding caused by misuse or negligence, including leaving taps or water running;

  • Misuse of the swimming pool, plumbing, air conditioning, furniture, appliances, or other facilities;

  • Moving, altering, removing, or damaging furniture, artwork, decorations, fixtures, or equipment; or

  • Any act or omission that causes damage beyond normal wear and tear.

  • The guest shall be responsible for the reasonable cost of repair, replacement, professional cleaning, restoration, and other direct losses resulting from such damage. The guest's liability is not limited to the amount of the security deposit.

  • If the damage makes all or part of the villa temporarily uninhabitable or unavailable for subsequent confirmed reservations, Moon Villas reserves the right to seek compensation for the resulting direct loss, to the extent permitted by the laws and regulations of the Republic of Indonesia.

  • Any amount payable by the guest that exceeds the security deposit must be settled within the timeframe specified by Management.

  • In the event of serious damage, fire, flooding, deliberate misconduct, or any situation presenting an immediate risk to persons or property, Moon Villas may take necessary emergency measures and may terminate the stay immediately, subject to applicable Indonesian law.

Utilities, Service Interruptions & Maintenance

  • Electricity, water, internet, telecommunications, and other services may occasionally be interrupted due to circumstances beyond Moon Villas’ reasonable control, including provider outages, infrastructure failures, government works, weather conditions, or other external events.

  • A temporary interruption does not automatically entitle the guest to a refund, compensation, cancellation, or rate reduction, provided the villa remains reasonably suitable for accommodation and Moon Villas takes reasonable steps to address the interruption.

  • Where an interruption or malfunction is caused by a fault within the property, Moon Villas will take reasonable steps to arrange inspection and repair as soon as reasonably practicable.

  • Guests must promptly report any electrical fault, water leak, plumbing problem, internet issue, or other malfunction to Management and must not attempt repairs or interfere with any property systems or equipment.

  • Moon Villas may temporarily suspend any utility, facility, or service where reasonably necessary for emergency repairs, maintenance, safety, or to prevent further damage to the property.

Temporary Accommodation & No Tenancy

  • This booking is for temporary accommodation only and does not constitute a residential or property lease, nor does it grant the guest any ownership, tenancy, or proprietary interest in the villa.

  • The guest’s right to occupy the villa is limited to the confirmed check-in and check-out dates and times and is subject to these Terms & Conditions and the House Rules.

  • Guests may not sublease, assign, transfer, resell, or otherwise grant their booking or right of occupancy to another person without prior written approval from Moon Villas.

  • The right to occupy the villa automatically ends at the confirmed check-out time unless an extension has been approved in writing by Moon Villas and any applicable charges have been paid.

  • Remaining at the property beyond the approved check-out time does not create or extend any tenancy, lease, or other right to occupy the property and may be subject to applicable late check-out or overstay charges.

  • Nothing in this section excludes or restricts any right or obligation that cannot lawfully be excluded or restricted under Indonesian law.

Overstay & Failure to Vacate

  • Guests must vacate the villa, remove all personal belongings, and return all keys or other Moon Villas property no later than the confirmed check-out date and time.

  • Any extension is subject to availability, prior written approval from Moon Villas, and payment of all applicable charges. An extension is not confirmed until expressly approved by Moon Villas.

  • Remaining at the property beyond the confirmed or approved check-out time without written authorization constitutes an unauthorized overstay and does not create any extension, renewal, tenancy, lease, or other right to remain at the property.

  • An unauthorized overstay will be subject to the applicable late check-out or overstay charges. The guest may also be responsible, to the extent permitted by Indonesian law, for reasonable direct losses resulting from the overstay, including costs incurred to relocate, compensate, or refund an incoming guest.

  • Once the guest’s authorized stay has expired or has been lawfully terminated, Moon Villas may require the guest and all occupants to vacate the property immediately.

  • If the guest refuses to vacate, Moon Villas may take lawful and reasonably necessary measures to recover possession of the property, including seeking assistance from the appropriate authorities where necessary.

  • Moon Villas reserves any other rights or remedies available under applicable Indonesian law.

Lost, Left-Behind & Abandoned Property

  • Guests are responsible for removing all personal belongings from the villa at check-out.

  • Items found after check-out may be stored by Moon Villas for up to 30 days from the check-out date. Where reasonably possible, Moon Villas will attempt to notify the guest.

  • All costs associated with collection, packaging, delivery, or shipping of left-behind items are the guest’s responsibility. Moon Villas is not responsible for courier or delivery services arranged on the guest’s behalf.

  • Moon Villas does not guarantee the recovery, safekeeping, or condition of items left behind and, to the extent permitted by Indonesian law, is not responsible for loss or damage except where caused by the proven negligence or misconduct of Moon Villas or its staff.

  • Items not claimed within 30 days may be disposed of, donated, or otherwise handled by Moon Villas, subject to applicable law.

  • Perishable, hazardous, illegal, or unsanitary items may be disposed of immediately where reasonably necessary for health, safety, security, or legal compliance.

Governing Law & Dispute Resolution

  • These Terms & Conditions and the guest’s stay shall be governed by and interpreted in accordance with the laws and regulations of the Republic of Indonesia.

  • b) Any dispute, claim, or disagreement arising from the reservation, these Terms & Conditions, or the guest’s stay shall first be addressed through reasonable efforts to resolve the matter amicably and in good faith.

  • c) If the matter cannot be resolved amicably, either party may pursue any rights or remedies available under Indonesian law through the competent authority, dispute resolution body, or court having jurisdiction.

  • d) Nothing in these Terms & Conditions excludes or restricts any right or remedy that cannot lawfully be excluded or restricted under Indonesian law.

Severability & Entire Agreement

  •  If any provision of these Terms & Conditions is found to be invalid, unlawful, or unenforceable, that provision shall be limited or removed only to the extent necessary. The remaining provisions shall remain in full force and effect.

  • These Terms & Conditions, together with the House Rules, confirmed reservation details, and any additional terms expressly applicable to the booked rate or villa, constitute the agreement between Moon Villas and the guest regarding the stay.

  • In the event of any inconsistency between these Terms & Conditions and the House Rules, these Terms & Conditions shall prevail, unless otherwise required by applicable law.

  • Any exception, amendment, waiver, or special arrangement must be expressly confirmed in writing by Moon Villas.

  • Any failure or delay by Moon Villas in enforcing a provision does not constitute a waiver of its right to enforce that provision on a later occasion

Acceptance of Terms

By completing a reservation, whether made directly with Moon Villas, through an online travel agency (OTA) or booking platform, or through any other authorized booking channel, the registered guest agrees to these Terms & Conditions, the Property’s House Rules, and any additional terms or conditions applicable to the selected villa, rate, or reservation.

The registered guest is responsible for ensuring that all occupants and visitors are informed of and comply with these Terms & Conditions and the Property’s House Rules.

Any act or violation committed by an occupant or visitor may be treated as a violation by the registered guest, who remains responsible for the reservation and for the conduct of persons they permit onto the property.

Where a signature, digital acknowledgment, or other form of acceptance is required, such acceptance confirms that the guest has read, understood, and agreed to the applicable terms.

Failure to read these Terms & Conditions or the House Rules does not, by itself, release the guest from obligations that were properly disclosed and applicable to the reservation.
